The Investor's Source is a full-service lender, and we take care of every detail of a transaction. Our track record is second to none. With $72MM in loan volume, we have over 275 real estate loans closed to date. We’re known for working with solid deal sponsors, making quality loans, and getting our loans funded as promised. And when a deal doesn’t go exactly as planned, no one works closer with their borrowers and lenders to find creative solutions to get loans paid off in full than we do.
Our Team
David Goldberg
President of Investor’s Source & Fund Manager
David Goldberg, a licensed Mortgage Broker/Dealer, began The Investor's Source LLC in 2011 to address the hard money needs of real estate investors throughout Colorado. He also wanted to provide accredited investors and non-accredited investors looking to invest capital a viable alternative to the stock market and the bank. The company started out primarily making fix & flip loans to local investors. We still offer these loans, and have expanded to offer the widest variety of loan programs, including ground up residential and commercial construction, and land development loans.
David and The Investor’s Source specialize in developing partnerships with clients. They provide guidance to help real estate investors and borrowers make informed and creative decisions to help meet the numerous challenges involved in real estate investing. David is recognized for his ability to analyze and engineer deals that provide the maximum benefit to both borrowers and lenders while staying transparent with each.
David grew up on Long Island, NY and got his BS degree in Business/Marketing from the State University of New York at Albany. He has been a real estate investor himself since 2008, owning rental properties throughout northern Colorado.
Jake Grenemeier
Senior Loan Manager
Jake Grenemeier joined The Investor’s Source in mid 2018 as Senior Loan Manager. Since he joined the company, Jake has been the primary point of contact with all loan sponsors, structures well thought-out loans, and helps borrowers navigate the often choppy waters of getting real estate loans to the closing table. Once a loan is closed, Jake remains available to help borrowers with any issues that may arise, and has bottom-line responsibility for maintaining the quality of all Fund loans.
Jake grew up in the small town of Sandwich, Illinois, and completed his Bachelor’s degree in Business Administration at Doane University in Lincoln, Nebraska, while building experience in the retail banking industry. He is a graduate of the Relationship and Business Development Program from the Nebraska/Kansas School of banking and has worked as a personal banker for both small community banks and larger, full-service banks. At The Investor’s Source, Jacob brings a strong understanding of the role that real estate plays in building wealth, and a deep desire to help people succeed in real estate investing.
Anita Gianardi
Operations Manager
Anita’s background includes extensive experience in loan processing, underwriting, and title services. In addition to her administrative role at The Investor’s Source, she manages all aspects of the real estate loan process from receiving and processing loan applications, providing Proof of Fund letters, underwriting, loan servicing and much more. With her many years in customer service, Anita is committed to providing the best service in the industry, ensuring the hard money loan and commercial mortgage loan processes go smoothly for both borrower and lender. Her hallmark is the personal touch she gives to each loan and interaction, and always striving to make her clients comfortable and feel like family
