The Investor’s Source trust deed investments are loans made by single lenders where the Promissory Note and Deed of Trust are in the name of the Lender. If the loan defaults, the lender has control of the non-owner occupied real estate. Some of the advantages of this type of real estate investing are:
- The fixed rate of return is consistent
- Collateral is generally a first mortgage
- The loan is short term (6 -12 months) so your money stays liquid
- There’s a low minimum investment of $50,000
- The lending process is straightforward (see “The Lending Process”)
- Loans can be made directly from your qualified retirement account
